Pricing Strategy Advisor: Subject Matter Expert in the purpose and benefits of CMAs, and how to guide clients through them. Identifying appropriate comparables, making adjustments, understanding supply and demand in pricing and code of ethics in pricing.

Texas Affordable Housing Specialist: Understanding the “workforce housing” programs and alternatives that help make homeownership in Texas affordable and sustainable. Awareness of the needs of underserved professionals such as teachers, nurses, f iremen, police, and emergency f irst responders.

Historic House Specialist: Design review and permitting, property work history, architectural styles, benefits of preservation, wood windows 101, tax incentives and historic research.

Real Estate Negotiation Expert: Effectively navigate various negotiation types and phases, develop a strong bargaining position through negotiation concepts, adaptive communication style as needed, negotiate through different media (phone, email, text, video calls), and identify common negotiation tactics and patterns. Understand the differences between the VA Loan to FHA and Conventional Loans. Define appraisal issues and what the VA appraiser is really looking for. Understanding the VA's Minimum Property Requirements and be able to explain them. Tips to filling out the purchase agreement. Understand and be able to structure the fees associated with the VA Loan. Understand the VA amendment a.k.a. the "VA Escape Clause".

Home Finance Resource Specialist: Understanding of the foundational education to confidently explain key pieces of the loan origination process and provide guidance on navigating mortgage applications and alternative financing options for all types of buyers.
