I was representing my church for the sale of a vacant lot in Bandera, Phyllis was our real estate agent. The diocese for our church actually serves as the Trustee for all church assets and they provide ultimate approval for all terms of the sale. Phyllis did an excellent job working and following up with all the key players including the diocese, the church, and prospective buyers. She communicated well and distributed monthly reports on inquiries and interest shown for the vacant lot. She was readily available for any questions and/or concerns. Our vacant lot was zoned commercial and it was appraised at nearly 40% higher than residential lots that were recently sold in the area according to the comps. Phyllis helped adjust our expectations around a more realistic sales price because we weren't getting offers anywhere close to the appraised value. Ultimately we negotiated a price which was about 12% higher than any of the residential comps. Phyllis' diligence and proactive work on the sale of the vacant lot helped expedite the whole process. We were able to execute a sale in about half the time of the typical timeframe for these type of properties.
